How to price your Calgary home

Price is the one variable that can rescue a weak listing or ruin a strong one. Here is how a pricing conversation should go.
Comparable sales, not estimates
Pricing starts with recent sold comparables in your community: similar property type, size, age, condition and location. Active listings tell you what you're competing against; solds tell you what buyers actually paid. Online automated estimates use neither with enough local nuance to be relied on.
The cost of starting high
A listing gets its largest audience in its first two weeks. An over-ambitious starting price spends that attention proving the home isn't worth it, and the eventual sale price is often lower than if it had been priced correctly from day one.
Search-bracket pricing
Buyers search in round brackets. Pricing at $650,000 rather than $655,000 puts a home in front of everyone whose search caps at $650,000 — a meaningfully larger audience for a small difference in list price.
Reading the feedback
Lots of views but no showings usually points to price or photography. Lots of showings but no offers usually points to condition or to something specific in the home buyers keep raising. Both are fixable, but only if the feedback is being collected and reviewed weekly.

Review activity weekly. If a home has had steady showings for two to three weeks without an offer, the price or the presentation needs to change.
