Most "flat fee" offers in Calgary are posting services — you get on the MLS® System and everything else is yours to handle. Future of Calgary is the opposite: one fixed $3,999 listing fee, and a licensed REALTOR® doing the entire job.

Flat fee questions
What is a flat fee REALTOR®?
A flat fee REALTOR® charges one fixed amount for the listing side instead of a percentage of the sale price. At Future of Calgary that amount is $3,999 plus GST for sale prices up to $400,000, with $500 added for every additional $200,000 of sale price, and the service is full representation, not a posting service.
Is a flat fee listing on the MLS® System?
Yes. The listing is entered on the same MLS® System by a licensed brokerage and syndicates to the same public real estate portals as any other listing.
Do I have to pay a buyer's agent commission?
What you offer a cooperating buyer brokerage is a separate, negotiable decision written into your listing agreement before the home goes live.
When is the $3,999 fee paid?
The fee and its timing are set out in your listing agreement, which we go through together before anything is signed.
$3,999 listing fee plus applicable GST. Buyer brokerage compensation, if applicable, is separate. Terms apply. *The $3,999 listing fee applies to sale prices up to $400,000. Every additional $200,000 of sale price (or part thereof) adds $500 to the flat fee — for example $4,499 up to $600,000, $4,999 up to $800,000, and $5,499 up to $1,000,000. Real estate commissions are negotiable and are not fixed by law. This calculator compares the Future of Calgary listing fee with a commonly used traditional commission example for illustration only. Actual commissions may vary.
