What is different about selling a condo here

Nearly every Calgary condo offer is conditional on the buyer reviewing condo documents, and management companies take time to produce them. Every day of that wait is a day your buyer keeps shopping.

Your monthly fee is also part of your price. Lenders count it against what a buyer can borrow, so a high fee shrinks your buyer pool before anyone has walked through the door. Pricing has to account for it deliberately rather than hope buyers ignore it.

What to have ready before your condo hits the market

  • The full condo document package: reserve fund study, budget, bylaws, recent board minutes, estoppel and insurance certificate
  • Written confirmation of the current monthly fee and exactly what it includes
  • Any special assessment that has been levied, voted on, or discussed in minutes
  • Parking and storage: titled, assigned, or leased — and the stall numbers

The condo document package decides your timeline

Almost every Calgary condo offer is written conditional on a buyer's review of condo documents. That package includes the reserve fund study, the budget, recent board minutes, bylaws, the insurance certificate and the estoppel certificate.

Ordering documents early, before your unit hits the market, is the single biggest thing a condo seller can control. A buyer waiting two weeks for a management company to produce documents is a buyer who has time to keep shopping.

What condo buyers scrutinize

Condo buyers do not compare kitchens first. They compare carrying costs and building health.

  • Monthly condo fee, and exactly what it includes (heat, water, electricity, reserve contribution)
  • Reserve fund balance versus what the study says the building will need
  • Any special assessment that has been levied, discussed or hinted at in minutes
  • Parking: titled, assigned or none — and whether storage is titled separately
  • Rental and pet restrictions in the bylaws
  • Age of building envelope, windows, elevators and boilers

Photographing a condo is a different job

There is no curb appeal shot. The value is in light, sightlines, the view and how the square footage actually lives, so the photo order matters: the main living space, the view, the kitchen, then bedrooms, then the amenities the building offers.

Small units photograph badly when they are full. The decluttering enhancement in our photo workflow exists largely because of condos — the same room reads twice as large once the surfaces are clear.

What a $3,999 listing fee means on a condo

Condos are often the sales where percentage commission hurts most, because the work is not smaller but the price is. A $350,000 condo sold at a traditional listing-side percentage costs many times a $3,999* flat fee for the same MLS® exposure, photography, showings, negotiation and closing coordination.

The flat fee is the same whether you are selling a studio or a penthouse, up to the price tiers described below.

What does it cost to sell a condo in Calgary with Future of Calgary?

A flat $3,999 plus GST for sale prices up to $400,000, with $500 added for every additional $200,000 of sale price. Whatever you choose to offer a cooperating buyer brokerage is separate and set by you.

Should I order condo documents before listing?

Yes. It is the single biggest thing a condo seller controls. Having the package ready can cut a week or more off the conditional period and keeps a buyer from drifting to another unit while they wait.

Do I have to disclose a special assessment when selling?

Yes. A levied or clearly pending special assessment is material information, and it will surface in the minutes during the document condition regardless. Disclosing it up front lets you price for it instead of renegotiating later.

Is a flat fee worth it on a lower-priced condo?

That is where it matters most. The work of selling a $325,000 condo is not smaller than selling a house, but a percentage fee shrinks with the price while the flat fee gives you the same full service either way.

Can I sell my condo while a tenant is living in it?

You can. The lease usually travels with the unit until it expires, which narrows the buyer pool toward investors. Showings also require proper notice to the tenant, so we build that into the showing schedule.

Does staging a condo before selling pay off?

Full staging is rarely needed. Clearing surfaces, removing oversized furniture and shooting in strong daylight does most of the work in a smaller footprint.
