What is different about selling a Condo Townhouse here

You are selling two things at once: a multi-level home and a share of a condominium corporation. Buyers compare your fee against the freehold townhome down the street and against an apartment condo with an elevator, so the fee has to be presented with what it actually covers — exterior insurance, roof reserve, water, snow, landscaping.

The corporation carries the envelope of every unit in the complex, which makes the reserve fund study central to the sale. Buyers read minutes for shingles, siding, fences and asphalt before they ever ask about your kitchen.

The fee is part of the price

A buyer's lender adds the monthly condo fee to their carrying costs, so two identical Condo Townhouses at the same price are not the same purchase if one carries a $250 fee and the other $520.

Ordering the document package before listing is the fastest lever a Condo Townhouse seller has. A completed exterior project is a selling feature; an upcoming one a buyer finds themselves is a price negotiation.

Photographing multi-level living

Condo Townhouses live vertically, and a flat set of photos makes them read smaller than they are. Shooting in a logical walk-through order — entry, main living level, kitchen, then bedrooms upstairs, then the patio or garage — lets buyers assemble the layout in their head.

Decluttering matters more than in a detached home: narrow stairwells and compact main floors photograph badly when full, and the evening exterior shot does a lot to distinguish your unit from the six identical ones beside it.

Should I list the condo fee right in the listing?

Yes, along with what it includes. The fee is one of the first filters buyers apply, and an unexplained number screens out buyers who would have been perfectly comfortable with it once they saw that insurance, water and the roof reserve are inside it.

Do buyers pay more for an end unit?

Generally yes. One fewer shared wall means more windows, more light and usually more yard, so it belongs in the headline of the listing rather than buried in the feature list.

How long will the condo document condition take?

Usually seven to fourteen days, depending on how fast the management company or self-managed board produces the package. Ordering documents before you list is the fastest way to shorten the whole deal.

Will an upcoming special assessment stop my sale?

Not by itself. A known, quantified assessment with a plan is something a buyer can price into their offer. Deals break when a buyer finds an unquantified one in the minutes after writing.

Is selling a Condo Townhouse different from a bare land townhouse?
