New build vs resale in Calgary: how to choose

Calgary buyers are usually deciding between an established community with mature trees and a new community where everything is under warranty. Neither is better; they fail differently.
Timeline and certainty
A resale home has a possession date you agree on. A new build has an estimated completion that can move, and your contract sets out what happens if it does. If you are selling a home to fund the purchase, that gap is the single biggest risk to manage.
What you are negotiating
On a resale, price, possession, inclusions and repairs are all live. On a new build, price is often fixed but upgrades, lot premiums, appliance packages and landscaping allowances are where the movement is. Read the builder contract with the same care as a purchase contract — they are not the same document.

- What landscaping, fencing and window coverings are included
- New home warranty coverage and who administers it
- GST treatment and any rebate applied to the price
The hidden costs of each
New builds often need fencing, landscaping, blinds and a deck in the first two years. Resale homes may need a roof, furnace or windows in the same window of time. Price the next five years, not just the purchase.
Resale value
Established Calgary communities have a visible sales history that helps you price both entry and exit. In a brand new community, your competition on resale is often the builder still selling homes down the street.

Do I need my own REALTOR® for a new build in Calgary?
The sales representative in the show home works for the builder. Bringing your own representation means someone reviews the builder contract on your side — register your agent on your first visit, as many builders require it.
Is GST included in a new build price?
New construction is subject to GST while most resale homes are not. Builder pricing sometimes shows the price net of a rebate, so confirm exactly which figure you are looking at.
