The Calgary Seller Cost Index

Most Calgary sellers only learn their listing-side cost once an agreement is in front of them. This index models it in advance across ten price points, comparing a commonly used traditional commission example with a fixed listing fee, before and after GST. Listing side only — buyer brokerage compensation, legal fees and property-specific charges are excluded.

Methodology

  • Traditional total commission modelled at 7% on the first $100,000 of sale price and 3% on the balance, split evenly between the listing and buyer sides.
  • Flat listing fee modelled at $3,999 up to $400,000, plus $500 for every additional $200,000 of sale price.
  • GST applied at 5% to both columns.
  • Excluded: buyer brokerage compensation, legal fees, mortgage payout or discharge costs, condominium document fees, and moving costs.

How to read it

Because a percentage commission scales with price while a fixed fee does not, the gap widens as the sale price rises — the work of listing a $1,000,000 home is not proportionally greater than listing one at $500,000.

Commissions in Alberta are negotiable and are not set by law, so treat the traditional column as one commonly quoted structure rather than a standard rate. Ask any brokerage for their own figure and substitute it.

What does the Calgary Seller Cost Index measure?

It models the listing-side cost of selling a home in Calgary at ten price points: a commonly used traditional listing-side commission example, the Future of Calgary flat listing fee, GST on each, and the difference. It covers the listing side only.

How is the traditional commission example calculated?

Using a widely quoted Calgary structure of 7% on the first $100,000 of the sale price and 3% on the balance for the total commission, with half attributed to the listing side. Commissions are negotiable and are not fixed by law, so any individual listing may differ.

What is not included in the index?

Buyer brokerage compensation, legal fees, mortgage discharge or payout penalties, condominium document fees, moving costs and any property-specific charges. Those vary by transaction and are not modelled here.

How often is the index updated?

The figures on this page were last reviewed in September 2026. The index is refreshed whenever the underlying fee structure changes.
