Flat fee vs traditional commission in Calgary

"Flat fee" means very different things at different brokerages. Some sell you a posting on MLS® and nothing else. Others, like Future of Calgary, provide full representation for a fixed price. Here's how to tell them apart.
The two models, plainly
A percentage listing charges the listing side as a share of your sale price, so your cost rises with the value of your home even though the work is largely the same.
A flat listing fee charges one fixed amount regardless of price. With Future of Calgary that fee is $3,999 plus GST.
What separates full service from a posting service
Before you compare prices, compare what's included:
- Pricing strategy based on current comparable sales, not an automated estimate
- Preparation guidance and photography direction
- MLS® listing and syndication to the major consumer portals
- Handling of showings, feedback and buyer-agent enquiries
- Offer negotiation and condition management by a licensed REALTOR®
- Representation through to closing, including paperwork and deadlines
The buyer-side question
In either model you decide separately what, if anything, to offer a cooperating buyer brokerage. That choice affects how your listing is shopped, and it should be a deliberate conversation before you go live — not a default.
Questions worth asking any brokerage
Who physically handles my showings and negotiations? Is photography included or extra? What happens if the home doesn't sell? Is there a cancellation policy? Is the fee due on completion or up front?

Is a flat fee listing on the same MLS® as everyone else?
Yes. A licensed brokerage listing is on the same MLS® System and syndicates to the same public portals regardless of how the seller pays their brokerage.
Do buyers avoid flat fee listings?
Buyers shop homes, not fee structures. What matters to them is the property, the price and the terms offered in the listing.
