When you sell a townhouse, you are usually competing with units that look exactly like yours. The differences that actually move a buyer are narrow and specific — title type, which wall you share, what the complex has already replaced — and the listing has to state them plainly instead of hoping a buyer notices.

What is different about selling a townhouse here
Two Calgary townhouses that look identical can be owned in completely different ways. In a conventional condominium the corporation maintains the roof and grounds; in a bare land condominium you own the parcel and often the structure on it. Buyers, appraisers and lenders all care which one you are selling.
The complex sells alongside your unit. Buyers read minutes looking for shingles, siding, fences and asphalt. A completed roof project is a selling feature you should name; an upcoming one a buyer discovers themselves becomes a price reduction.
What to have ready before your townhouse hits the market

Conventional condo or bare land condo?
In a conventional townhouse condominium, the unit's boundaries are largely interior and the corporation handles the exterior, roof, and grounds. In a bare land condominium, each owner holds a parcel of land and is often responsible for the structure on it, with the corporation maintaining only the shared roads and common areas.
The distinction drives the monthly fee, who pays for a roof replacement, and what a buyer's lender wants to see. Getting it stated correctly in the listing prevents a renegotiation later.
What sells a townhouse faster than the others in the complex
In a complex, buyers are comparing near-identical floor plans, so the differentiators are narrow and specific.
- End unit versus interior unit — one exposed wall fewer, more light, usually more yard
- Attached garage, tandem garage, or a stall in the visitor lot
- Whether the unit backs onto green space, a pathway, or the parking lot
- Finished basement versus unfinished, and whether the plan allows one
- Fenced patio or deck, and who maintains the landscaping
Fees, minutes and the complex's reputation
Townhouse complexes live and die by deferred maintenance. Siding, shingles, fences and asphalt are the recurring big-ticket items, and buyers will read the minutes looking for them.
If your complex has recently completed a major project, say so plainly in the listing copy. A finished roof replacement is a selling feature; an upcoming one that a buyer discovers on their own is a price reduction.

Does bare land versus conventional condo title change how I sell?
It changes what you disclose and what your fee covers. Bare land owners typically maintain more of their own structure, which affects both the monthly fee and the buyer's insurance — so we state the title type clearly in the listing to avoid a renegotiation.
How do I price against an identical unit in my complex?
By naming the differences: end unit, developed basement, garage type, upgrades, and what the unit backs onto. Those are the only levers when the floor plan is shared, so they belong in both the pricing analysis and the listing copy.
What does it cost to sell a townhouse in Calgary?
Our listing fee is $3,999 plus GST up to a $400,000 sale price, plus $500 for every additional $200,000. You separately decide what to offer a cooperating buyer brokerage, and you still pay legal fees and any mortgage discharge.
Should I finish the basement before selling?
Only if the work is permitted and the complex allows it. Unpermitted development is a disclosure item and usually costs more buyer confidence than the finished square footage adds.
My complex is self-managed. Does that slow the sale?
It only means documents come from the board rather than a management company, so we start that request earlier in the preparation stage.
How much does visitor parking really matter?
More than most sellers expect. In complexes with tight visitor parking it comes up at nearly every showing, so we address the parking arrangement directly in the listing.
