The objections that come up at showings

Every Semi-Detached showing produces the same short list of questions. Answering them in the listing removes friction before the buyer walks in.

  • How much sound transfers through the party wall, and what the wall is built of
  • Who owns and maintains the shared driveway or walkway
  • Whether the two halves share a roof line, eavestrough or fence, and how that is handled
  • Parking: single garage, double detached, or street
  • Whether the basement is a legal secondary suite or an illegal one

Legal suites change the buyer pool

A registered secondary suite in a Calgary Semi-Detached turns the property into an income play and widens the buyer pool substantially. An unregistered one narrows it, because lenders will not count the income and the city's registry is public.

If the suite is legal, name the registration in the listing. If it is not, we describe the space accurately — a lower level with a kitchenette is not a legal suite, and calling it one creates liability.

Pricing against the other half

The nearest comparable sale is often literally attached to your home. If the other half sold recently, appraisers and buyers will anchor to it, so the pricing conversation starts by explaining the differences — finishes, developed basement, garage, upgrades — that justify a different number.

Selling a semi-detached & duplex — common questions

Is a Semi-Detached home the same as a duplex when I sell?

In everyday Calgary usage a side-by-side duplex with separate titles is what most people mean by Semi-Detached. An up-down duplex on a single title is a different product and generally sells to investors, so it is marketed differently.

Do I need a party wall agreement to sell my half?

Not always, but if one is registered on title the buyer's lawyer will review it. Producing it early prevents a delay right before possession.

Does an illegal basement suite hurt my sale?

It narrows the buyer pool, because lenders will not count the income and the City's registry is public. We describe the space accurately — a lower level with a kitchenette is not a legal suite, and calling it one creates real liability.

The other half just sold. Does that set my price?
