Why Vancouver residents are moving to Calgary

Vancouver buyers rarely move to Calgary for the weather. They move because ownership goes from theoretical to achievable, and because the mountains are still a morning drive away.
Ownership becomes a different conversation
Buyers coming from Metro Vancouver often shift from a one-bedroom condo search to a townhouse or detached search. That changes what matters in the process — property condition, roofs, furnaces and yards replace strata minutes as the main due diligence.
Strata versus condo corporation
British Columbia strata and Alberta condo corporations do the same job under different names and legislation. If you are still buying attached, expect to review a reserve fund study, budget, bylaws and board minutes here, and expect the terminology on the paperwork to change.
Closing costs and taxes
Alberta has no provincial sales tax, no property transfer tax and no speculation and vacancy tax. Transfers are registered through Alberta Land Titles with registration fees instead. Budget for the same lawyer, appraisal and adjustment costs you are used to.
Outdoors, without the ferry lineup
Kananaskis, Canmore and Banff sit west of the city, and the drive is measured in an hour or two rather than a day. Vancouver transplants tend to prioritise western and southwest communities for that reason, though the ring road makes the whole city reasonable for a weekend departure.

A BC sale and an Alberta purchase can be sequenced several ways. Get an Alberta pre-approval early, keep the down payment funds traceable through the move, and decide before you write whether your Calgary offer needs a sale-of-home condition.
