Calgary seller questions

How do I sell my house in Calgary?

Prepare and price the home, list it on the MLS® System with professional photography and marketing, manage showings and feedback, negotiate the offer and conditions, then complete through your lawyer on the possession date.

How much does it cost to sell a house in Calgary?

Costs include your listing brokerage fee, whatever you choose to offer a cooperating buyer brokerage, GST on those fees, legal fees, mortgage discharge, a Real Property Report with compliance or title insurance, and closing adjustments. Future of Calgary's listing fee is $3,999 plus GST for sale prices up to $400,000, with $500 added for every additional $200,000 of sale price.

Is the $3,999 fee really full service?

Yes. It covers pricing strategy, preparation guidance, photography direction, MLS® listing and syndication, marketing, showing management, negotiation and representation through to closing.

How long does it take to sell a home in Calgary?

It depends on price, condition and community. Most sellers spend one to three weeks preparing before going live, and the market response in the first two weeks is the clearest signal of whether the price is right.

Do I still get on the MLS® System with a flat fee?

Yes. Your home is listed on the same MLS® System by a licensed brokerage and syndicates to the same public portals as any other listing.

$3,999 listing fee plus applicable GST. Buyer brokerage compensation, if applicable, is separate. Terms apply. *The $3,999 listing fee applies to sale prices up to $400,000. Every additional $200,000 of sale price (or part thereof) adds $500 to the flat fee — for example $4,499 up to $600,000, $4,999 up to $800,000, and $5,499 up to $1,000,000. Real estate commissions are negotiable and are not fixed by law. This calculator compares the Future of Calgary listing fee with a commonly used traditional commission example for illustration only. Actual commissions may vary.

Selling a specific property type

Condo documents, townhouse title types, party walls, acreage wells — every property type has its own list of things that decide the sale. These guides go deeper on each.
