What is different about selling a detached house here

You are pricing against your own community, not a complex. Calgary neighbourhoods move at different speeds, and a comparable three blocks away in a different community is often not comparable at all.

You also own everything a buyer's inspector will look at: roof, furnace, hot water tank, windows, foundation, grading and the garage. Knowing the age of each before you list turns an inspection from a renegotiation into a formality.

What to have ready before your house hits the market

  • A current Real Property Report with municipal compliance, or a title insurance decision made in advance
  • Ages of roof, furnace, hot water tank, windows and shingles, with any receipts
  • Permits for basement development, garages, decks and structural changes
  • Secondary suite registration, if you have one — it materially widens the buyer pool
  • Utility costs for a typical year, which detached buyers routinely ask about
  • Lot details: zoning, frontage, back lane access and parking

The lot is often half the value

In established Calgary communities, two houses with similar interiors can be worth very different amounts because of the lot: width, whether it is a corner, south-facing back yard, backing onto green space or a busy road, and RCG-style zoning that gives a future buyer redevelopment options.

Lot facts belong high in the listing. A buyer scanning listings on their phone decides in seconds, and 'south back yard backing onto pathway' does more work than a paragraph about paint colours.

Pre-listing items that change offers

Detached sales are where a home inspection most often reshapes a deal. Knowing what an inspector will find lets us price it in rather than negotiate it away later.

  • Roof age and any hail damage history — Calgary buyers ask this first
  • Furnace and hot water tank age, and whether the furnace has been serviced
  • Poly-B plumbing, knob-and-tube or aluminum wiring in older homes
  • Grading, downspouts and any evidence of water in the basement
  • Whether the basement development and any suite were permitted

Curb appeal is a photograph, not a renovation

The front exterior shot is the single most-viewed image of a detached listing. Trimmed edges, a clear driveway, no bins in frame and a shot taken in good light does more than any cosmetic spend.

Suites, garages and the income question

Detached prices are where percentage commission grows fastest — the work does not double when the price does. Do I need a Real Property Report to sell in Calgary?

Most Calgary contracts call for an RPR with evidence of municipal compliance unless the parties agree to title insurance instead. Sorting this out before listing avoids a scramble in the final week.

What should I fix before listing my house?

The items an inspector will flag and a buyer will price twice: active leaks, failing grading, non-functioning furnace or hot water tank, and obvious deferred exterior work. Cosmetic upgrades rarely return their cost.

How long does it take to sell a detached home in Calgary?

It depends on price, condition and community. Most sellers spend one to three weeks preparing, and the response in the first two weeks live is the clearest signal about the price.

Does a legal secondary suite increase my sale price?

It widens the buyer pool to include buyers who need the rental income to qualify, which is usually where the value comes from. Registration with the City is what makes that count for a lender.

Do I still get full MLS® exposure with a flat fee?

Yes. Your home is listed on the same MLS® System by a licensed brokerage and syndicates to the same public portals as any other listing.
